Areesha City Karachi Low-cost houses get strong response


KARACHI: The very first project in the low-cost housing scheme that private builders have taken up along with foreign developers has already been launched in Karachi amid tremendous response, signifying the private sector’s commitment to the real estate sector. Following the UAE real estate meltdown , not only did Pakistani investors return to the country but many international builders and developers turned their attention to Pakistan in search of lucrative investments.

Local builders claim that these foreign investors are ready to invest in Pakistan as the housing projects launched here have strong demand from the public as means of personal investment and not profiteering.

They said the fact that people are investing for personal gains assures foreign investors that there would be just one owner of the house and there would be no change of hands as was the situation witnessed in the UAE real estate investments which led to an ultimate disaster for the Arab country.

Chairman of K K Builders Munir Sultan said that due to the housing backlog that the country faces and the disinterest of the government to tackle the issue, private builders have been provided with opportunities to take the challenge in to their hands and meet the growing demand for low-cost houses.

He informed that some of the countries with whom MoUs or contracts have already been signed include Singapore, Malaysia, UAE and Saudi Arabia. He further said that all the agreements that have been signed so far are for low cost housing schemes and aimed towards the local and middle class society of the country.

The scheme that has already been launched in this initiative is by Al Manzil Builders and Developers in collaboration with Lightweight Construction Methodology, Malaysia. The housing project based on 26 acres of land near Northern Bypass and by the name of Areesha City would comprise of over 500 one unit bungalows of 120sq yards.

Muhammad Naeem, owner of Al Manzil, informed that only they have the license to use the Malaysian technology of using lightweight concrete material to build houses. “This way we not only brought foreign investors into Pakistan but also introduced a new form of technology for the housing sector,” he added.

Naeem said that they plan to introduce further low cost housing projects all over Pakistan and about three additional schemes are in the planning stage. He said that they introduced their first low cost houses in Karachi as the market is firm here and now they would be turning towards Multan.

He commented that people are willing to invest in houses if they are within their budget and if the builders are trustworthy. “The unfortunate part is that the government is not at all willing to help us private builders in our initiatives that either delay projects or cause other hindrances which consequently also affect our relationship with our investors,” he expressed.

Citing the example of his venture Areesha City, Naeem said that 80 per cent of the project had been sold out within a week of its launch as people were ready to shell out a million rupees to own a home where prices of properties had hiked to several million rupees that not everyone could afford.

“This highlights several points that should be taken note of,” he continued.

“The potential in the market and the willingness of the people to invest their savings which in turn also reflects the magnitude of the demand against the supply in the county,” he further stated.

Last month we told you about plans to build the world's most expensive home at an exclusive club in Montana. It's value: $155 million.

But until it's actually up, there's only one place on the entire planet that can claim to beat it. It's in Surrey, England and it's called Updown Court (left). And if you have to ask how much it costs, you can't afford it.

In fact, it's hard to imagine how anyone can.

According to Forbes Magazine, which keeps track of such things, the incredible estate is the priciest place on earth. It's listed for an astounding US$138 million and has 103 rooms.

What do you get for that money? How about a 50-seat movie theatre, your own glass elevator, a 35,000 bottle wine cellar, an indoor squash court, a heated driveway that holds eight limos, several indoor spas and pools and of course, your own helicopter landing areas, in case you want to get away from the place.

But who'd want to?

It may be the penthouse when it comes to shelling out for real estate, but it's by no means an exclusive neighbourhood.

Forbes says the second most expensive home in the world belongs to Prince Bandar bin Sultan bin Abdul Aziz.

His living quarters are located in trendy Aspen, Colorado - whose climate couldn't be more different than his native Saudi Arabia.

The Starwood Estate comes with 15 bedrooms and 16 bathrooms, some stables, a tennis court, and an indoor swimming pool. It's a steal at just $135 million.

It seems only appropriate that the man who owns the third costliest domicile in the world made his fortune through real estate - and did it without an apprentice.

Donald Trump bought his Palm Beach, Florida edifice at an auction three years ago for the bargain price of $41 million. It's now worth $125 million.

It has a 100-foot swimming pool and its own ballroom, not to mention 475 feet of beach front.

And because Trump knows a thing or two about the market, it's for sale. We don't even want to think about the mortgage.

Other homes on the Top 10 list include a steel magnate's London digs worth $127 million, a Lake Tahoe, Nevada monster owned by the co-founder of the Tommy Hilfiger clothing chain ($100 million) and a waterfront estate in Istanbul, Turkey (also $100 million).

Some of the real estate comes with unique features - like a $75 million 60-acre Bridgehampton, N.Y. complex that includes its own regulation size golf course.

And then there's a place that's not technically a house at all, but more like the world's most incredible apartment.

The penthouse on top of the Pierre Hotel in New York City occupies three floors, has five master bedrooms, 7 baths, five fireplaces, what's described as the world's most elegant living room and a panoramic view of the big Apple's famed Central Park. It's yours for only $70 million.

No Canadian homes made the list, although most GTA residents would tell you our prices here are already outrageous.

KARACHI: Pending housing projects in Gwadar irk investors


KARACHI: The future of real estate projects in Gwadar seems bleak as the government continues to pay little heed to the scams rampant in the region. Sales Manager of Canadian City Gwadar, Azam Khilji, said most housing projects in the area are at stake since potential investors have lost all interest in the area. He said those who had invested earlier are still suffering because the projects have come to a standstill. “We now say that Gwadar has been left at the mercy of God because there is no hope for the projects there.”

Khilji also said the steadily deteriorating law and order situation in the country has put investors off, especially the increasing unrest in Quetta. He was of the view that if the government tried to finish pending projects, then more investors would be willing to come forward.

According to analyst Shahbaz Mukhtar, Gwadar was brought to the limelight by the government in 2004 with the vision of turning it into a bustling port city. Thus, a plethora of housing societies were launched and real estate prices shot up from as low as Rs500,000 to about Rs5 million.

It was then that many investments were turned into housing schemes by local investors in 2004, Mukhtar explained. After 2005, the hype died down a little but when Gwadar Port was revived in 2007, the prices shot up once again.

Mukhtar said it was because of the deteriorating economic conditions, after the assassination of Benazir Bhutto, that the projects in Gwadar became a distant dream. “The prices have fallen once again,” he lamented.

An investor, who wished to remain anonymous, said he had invested in one of the housing projects in Gwadar, the Creek City, which is situated near the Governor House. The project, he said, was launched in 2004 and he was one of the first people to invest in a 1,000 square yard corner plot meant for residential purposes. As the property prices appreciated over a period of three to four months, he said, the plot allocated to him was put somewhere in the middle of the society.

When the investor protested, the management of Creek City offered to return him his initial investment which he declined at that time. However, since then the plot allocation plans have been changed four times, he added. Worst still is the fact that his initial 1,000 square yard plot has now been reduced to 400 square yards because the society requires wider roads and other amenities. Thus, this compromised the original plans.

Furthermore, the society is now quite commercialised with fewer housing plots, once again not in line with the original plans. Thus, he felt that the Gwadar Development Authority was fully aware of these facts and threatened to take the management to court for fraud.

The management then tried to bribe him with another plot of 400 square yards in Creek City Phase II near the Iran coastal highway. However, he refused pointing out that documents of the second scheme also seemed shady and consisted of clauses with loopholes.

He was asked to wait till a settlement could be reached which was almost six months ago. The investor admitted that he had never visited Gwadar personally and said when the government launched the project, he just went there with the money to invest.

Meanwhile, real estate prices in Dubai also started rising at the same time (when he made the investment in Gwadar). Still, he preferred Gwadar because he said it would be beneficial to the country.

Investment in Pakistan - not worth dying for


KARACHI (March 05 2009): The dwindling number of foreign investors left in Pakistan must wonder whether it’s worth it after militants targeted the Sri Lankan cricket team in Lahore. "No legal return on capital is compelling enough to risk your life," said Asad Iqbal, director of the Karachi Stock Exchange.

1 Dollar Homes For Sale in Massachusetts


The Robert Ware House dates to the 1700’s and can be yours for one dollar. No kidding.

You can buy the above home in Norfolk, Massachusetts for 1 dollar. What’s the catch? You have to move it. These historic homes are scheduled for demolitian. In order to save these old beauties, and save the owners the demolitian costs, the homes are sold for a buck. The homes are in good condition. There are currently three for sale, including the beauty above. Depending on the distance and size of the house, they can be moved for as little as $10-25,000. These sturdy houses can survive the move. The only exception: brick houses, which don’t travel well.

Bill Domineau, chairman of Norfolk’s historic commission explains the dollar giveaway:

In Norfolk, we have what’s called a ‘demolition delay’ bylaw. If a home is determined to have some historic value, we can require the owners to hold off on destroying it for at least six months. During that period, town and historic commission officials try to interest someone in moving the home to a new lot or, at the very least, dismantling historic details — from crown moldings to pine floor boards — for sale or use in other homes.
